LENDER DOCUMENTATION CHECKLIST


(NOTE: this is a just a guideline)





Items Needed to Start the Process:





         Recent paystubs (most commonly the last month) from your current employer, showing year to date earnings.


         W-2 forms for the previous two(2) years


         Name and mailing address of prior employer


         Signed and dated copies of your Federal Tax Returns ( include all Schedules) for the previous(2) years


         Most recent (2) months of bank statements/ brokerage/ retirement accounts


o    Please provide All pages to the statement.* Please be prepared to document and large deposits contained in your statements.


o    If you use ONLINE bank statement please verify it contains the following information on the print: Bank Name, Customers Name, Account Number, and 60 day history of All transactions ( deposit and withdraw)





         Copy of Drivers License


         Copy of Social Security Card





Items You Will/ May Need During the Process:





         Two (2) prior year 1040’s all schedules ( if self employed)


         Contact information for landlord ( if currently renting)


         Verify past 24 months of rental history


         Mortgage Statement, property tax bill and homeowners insurance declarations page on current home and rental properties( if you currently own a home/property)


         Lease agreements( if you own a rental property)


         CPA Letter/ Business License ( if you are self employed)


         All FHA Disclosures which will be forwarded to borrower by mail( for FHA Loans)


         Amendatory Clause( for FHA loans)


o    Please Do Not Date- all parties must sign( seller, seller’s agent, buyer and buyer’s agent- this Form should be presented with offer and Pre-Approval)
